Character charm meets 21st century

A VICTORIAN cottage full of charming features situated in the popular village of Stoke Row has come to the market.

A VICTORIAN cottage full of charming features situated in the popular village of Stoke Row has come to the market.

The current owner has lived in the property since 1997 and having done a lot of work to bring it up to its current standard, is now ready to tackle another project.

It was the location that appealed to him originally, having lived in Stoke Row when he was younger. And that passion for the area is still with him today as he hopes to stay local for his next step on the property ladder.

The cottage offers well-presented accommodation comprising two reception rooms, a kitchen/breakfast room, two double bedrooms and a family bathroom. There is a beautiful garden to the rear adjoining the stunning surrounding countryside and off-road parking to the front of the property.

During his 16 years at the property he has done a lot of work maintaining and upgrading. He said: “I have extended the ground floor, making the kitchen bigger and adding another reception room on the back. I have also generally upgraded the rest of the property, adding fitted wardrobes, replacement windows and a new bathroom. Living alone, all the design ideas were mine and mine alone to make. I have tried to work with the traditional features while adding contemporary touches which I hope work well together.”

The front door opens into the first reception room which is currently used as a study but would make an excellent play room or formal dining room — there is an open fireplace with brick surround and front-aspect window. Continuing through the cottage is the kitchen which is fitted with wall- and base-level units. This room has been extended to create space for a breakfast/dining table. The extension carries on to the back of the house where the living room can be found. This spacious room features ceiling beams and glazed French doors out to the garden.

From the first floor landing the master bedroom and family bathroom can be accessed as well as stairs leading to the second floor.

The two bedrooms are both a good size and the top bedroom benefits from built-in wardrobes and a beautiful view down the garden to the fields beyond. The bathroom is fully tiled and equipped with a heated towel rail and shower over bath.

The owner added that there is a great community feel to the area and it is the neighbours he will miss the most from the prospective move. Suitable for a growing family, a couple on their own or downsizers, he added: “It is a really easy house to run. There is new flooring throughout which is very easy to keep clean and decking in the garden makes it quite low maintenance but provides a very sociable space in which to relax or entertain. It is also in a really good position for the amenities in Henley, Reading or Oxford and convenient if you have to commute.”

The property is available through Davis Tate for a guide price of £325,000. For more details, call (01491) 412345.
