Classic style, but marvellously modern

Greys is an extraordinary property, combining the handsome architectural appeal of a classic house but is newly built in the last two years.

It now comprises a country village house designed and equipped to a meticulous standard with superb materials and specification throughout.

The principal house comprising more than 7,000sq ft, is superbly arranged around a substantial reception hall, with five reception rooms radiating off it.

The centre point of the house is an outstanding kitchen/breakfast and family room fitted by Aspect Kitchens, a German kitchen comprising seamless Corian worktops and sinks, including highly glossed and lacquered cupboards in macassar finish and glossed lacquered white finish.

Internal cupboards and drawers are internally lit and there is a Wolf gas cooker/range with Wolf double oven and warming drawer, Miele microwave, Sub-zero fridge/freezer, Sub-zero wine cooler with twin electronically operated ‘climber’ glass display wall-mounted cupboard and Zip hydro-tap providing instant hot water and Gessi kitchen taps.

There is underfloor heating throughout the ground floor, most of which has been laid by the wellknown local firm Ceramica and Stone, and is high quality limestone. Some ground floor rooms are carpeted.

There is an underfloor heating system throughout the ground floor with Bisque radiators to all first floor rooms. Throughout the house is an integral Bang & Olufsen sound system including televisions and fitted speakers in various rooms.

The underground plant room has a Buderus oil-fired boiler for central heating and hot water, with fully pressurised hot water tanks, water softeners and all electronic and telecoms equipment clearly set out and labelled.

The handsome principal fireplaces have been supplied by Chesneys and have stone surrounds. There is a wood-burning stove to the hall and electronic Gazeco gas fireplaces to the drawing room, snug and study. The utility room and boot room are side by side and superbly fitted with Corian worktops, with space and plumbing for washing machine and tumble dryer in both rooms, complete with Belfast sinks and fitted cupboards.

On the first floor is an outstanding master bedroom suite comprising hall/reception area togther with a fully fitted dressing room and bedroom with ‘night sky’ effect ceiling and a luxurious master bathroom with marble floor and wall tiles, inset bath with marble surround, substantial walk-through shower with Hansgrohe rain shower and hand-held shower with twin basins set within a macassar ‘floating’ vanity unit. The additional four bedroom suites on the first floor are all fitted to the highest standard and individually interior designed.

Accessed by its own driveway and with an enclosed brick and flint courtyard garden and private access, the lodge comprises an open plan sitting room with Chesney wood-burning stove and French windows on to a south facing terrace.

The kitchen/breakfast room is superbly fitted with Cople five-ring gas hob and extractor, double sink, Bosch double oven and Bosch microwave with Samsung American style fridge/freezer and separate wine cooler and dishwasher. There are three bedroom suites, again of the highest calibre, which complete the first floor accommodation, all of which would be eminently suitable either for other family members, guests or possibly for rental or staff accommodation.

Planning permission for a substantial stabling/outbuilding/garaging has expired, but a new planning application for the same buildings has been submitted to South Oxfordshire District Council.

The delightful front garden of Greys is laid to lawn around a fountain, securely enclosed behind a brick and flint wall and solid panel fencing.

An ancient yew tree, yew hedging and holly tree ensure good seclusion, and form a delightful area of garden adjoining the principal parking area where there is a path to the front door.

The wonderful formal gardens of Greys lie principally to the rear of the house with an excellent connection to the kitchen/breakfast and family room and the study.

There are wide terraces with beautiful landscaped walling and raised beds, and a detached ivy-clad brick and flint summerhouse.

Leading from the utility room there is a delightful walled garden within the grounds, safely gated off for either young children and or dogs to play in a safe and controlled environment. Within this area is a wall mounted hot/cold shower neatly housed on the flint wall together with duckboard (laid within the turf) and drainage beneath for those muddy dog days.

The formal gardens are laid to lawn and adjoin Rotherfield Greys cricket green.

The central focus is a wonderful mature eucalyptus tree, beyond which lies further lawn and mature herbaceous borders complete with a further enclosed area of formal garden protected by yew hedging and encompassing a pond and raised garden above it, in turn giving way to paddock land which is securely fenced by dog-proof post and wire fencing, and adjoining Sams Wood.

A third access to Greys from the National Trust owned track off the common leads to the stable garage entrance, a separately accessed fully enclosed dog run and to the western paddock which is securely post and wire fenced and which has been the subject of a plantation scheme.

A public footpath runs up the track (but is outside the formal gardens) and into Sams Wood, accessing miles of wonderful footpaths across the Chilterns.

The property is available through Savills. For more information, call (01491) 843000.
