OLD Manor Farm is a spectacular architect-designed farmhouse with a separate annexe area, beautifully situated in a sought-after hamlet, less than two miles from Henley.

With lovely views and close to the large open common, Old Manor Farm sits in its own garden in the pretty Chiltern hamlet of Bix.

With a superb eye for detail, this unique property has been designed in the style of a typical Chiltern farmhouse, yet with a contemporary feel and high-quality specification and finish. The house has a great feeling of spaciousness and height with wonderful circulation for family living, cleverly designed utilising the open-plan ground floor areas.

Richard Spratley, of developer Rockwell End Ltd, said that the house took eight months to build from commencement until completion. It takes on local traditional Chilterns architecture, designed by Richard’s father, John Spratley, whose offices are in Henley. John has designed many houses of this nature locally and this new build comes complete with all the necessary NHBC guarantees.

Richard said: “The house is very traditional externally. However, internally there are a lot of wide open-plan living spaces. All the rooms are light and airy and stylish. There is a tremendous amount of storage cupboards and areas for stowing everything away whilst maintaining the contemporary feel.”

Particularly noteworthy is the fabulous kitchen area, beautifully and extensively fitted with an “island” unit incorporating a breakfast bar, comprehensive cooking range with chateau-style canopy over and extensive granite work surfaces.

Richard added that the quality of the fixtures and fittings is very high.

“There are marble floors throughout the open-plan areas downstairs and a top quality hand-made kitchen by Griggs & Mackay, along with very contemporary granite work surfaces. All of the bathrooms use high quality Laufen & Grohe sanitary ware.

“The high quality finish in all of the rooms is a key element to all of the developments carried out by Rockwell End.

“For me, one of the best rooms in the property is the very large kitchen/breakfast/living room, which caters for every type of household. The property would suit a very large family with up to six children as there are six bedrooms, all of which are ensuite. Alternatively, it could suit virtually any type of purchaser’s requirements.”

The necessary planning consents were achieved in a short timescale with much support of the design given by local people.

All of the interior design of the property including carpets, curtains and colour schemes were carried out by Richard’s wife, Mary-Anne Spratley, who is well used to projects of this nature.

There is a good natural light aspect in all of the living rooms and bathrooms, ensuring that the property is very light and airy. The property comes complete with underfloor heating, a full CAT6 cabling system for internet use and for live TV streaming.

It also complies with the new Code for Sustainability levels as set out under the current Building Regulations and comes complete with a 10-year NHBC guarantee.

There are very large gardens at the front and rear of the property and any potential children living there have been at the forefront of planning with fitted play furniture, including a large climbing wall complete with a tower deck accessing a 15m long zip slide, which is included in the sale, along with a large in-ground modern trampoline, providing plenty of scope to keep the children occupied.

Old Manor Farm is approached via electric double entrance gates leading to an extensive drive and parking area, with feature circular planted area. The front boundary is hedged and has a personal gate while the fully enclosed rear garden has an impressive wide, flagged terrace adjacent to the house, overlooking the extensive lawn area and lovely views beyond over the Chiltern countryside in an Area of Outstanding Natural Beauty.

The property is available through Peers and Hilton at a guide price of £1.65m. For more details, call (01491) 411066.
