Whether sheep or ships, dip your toe in the ’Lake

IF you managed to catch last weekend’s Traditional Boat Festival, with everything from Mississippi skiffs to Dunkirk Little Ships, you might — once again! — have caught the boat bug.

Many of the residents of nearby Shiplake already have — seeing as, like Henley, it’s right on the Thames. Many locals own boats and regularly mess about in them.

Shiplake comprises the villages of Shiplake Cross and Lower Shiplake, which for some of us was put on the map by David Walliams doing his Sport Relief swim right past it back in 2011.

However, this place has always had a vibrant, thriving community with plenty of local goings—on — everything from the annual Wargrave and Shiplake Regatta, this year on August 7 to 8, to a steel band.

Long—time resident Ana Mari Bull, who runs her own landscape and garden design business from the village, said: “Shiplake is a magical place to live. There is a really warm, friendly atmosphere and the primary school and nursery are superb.

“There are loads of interesting things to do and I’m a member of the gardening club — surprise surprise! We also have our own website and Facebook pages, which keep people in touch with what’s going on.”

The name Shiplake most likely means “stream where sheep are washed” — hence, sheeplake — although some say it was named after the final resting place of a Viking ship — ship loss — as the river was too shallow to navigate further. The oldest part is said to be the 800—year—old church of St Peter and Paul, but the majority of homes are to be found close to the railway station in Lower Shiplake, which also boasts a butcher, a shop/post office and fine—dining pub The Baskerville. It’s this part of Shiplake that’s the focus of our search this week. There is a range of styles and price brackets to be found, although mainly these are top—end. But all will inspire you to dip your toe in the ’Lake...

BOLNEY ROAD

£5,995,000THE address of choice for those wanting prime riverfront property in Shiplake, Bolney Road’s added bonus is that it’s within walking distance of those aforementioned amenities.

One Bolney Road choice currently for sale with Savills (it has several fabulous Bolney Road properties at the moment) is the luxurious Poplar Eyot Court — a property that lives up to its regal—sounding name.

Entered via a private road, and with its own river island, or eyot as they are known, the property amounts to around five acres in total. So where to begin?

The spacious accommodation is laid out over two floors with standout features including an impressive wooden—staircased hallway and landing, river—view reception rooms including an arresting dining room with mahogany parquet flooring, and decorative cornicing, a fabulous kitchen/breakfast room, games room, indoor swimming pool, wet and dry boathouse, formal and lawned gardens, two separate self—contained flats and a stable block.

On the first floor, all bedrooms have bathrooms/shower rooms and are of generous proportions. The main guest bedroom has its own sitting room/study as well as a shower room. The master bedroom suite has a substantial dressing room with a bathroom adjoining and the main bedroom itself has wonderful elevated views over the terrace, gardens and grounds towards the river.

As for the river island, about half of it is included in the sale (approx. 0.48 acres).

Stephen Christie—Miller, head of Savills Henley said: “The Eyot is a haven for wildlife and is left largely undisturbed by the current owner.

“On the opposite bank of the Thames, a further area of land is included in the sale, and this land forms part of a wider agreement between neighbouring owners who have purchased parcels of land in order to protect the outlook of their exclusive properties.”

BOLNEY ROAD

£2,200,000

WE’RE still in Bolney Road — arguably the most prestigious road in Shiplake — where Ballards also has several Bolney Road properties for sale, including this gorgeous ivy—clad Purbeck stone gem, located on a secluded and pretty stretch of the Thames, in excess of three—quarters of an acre.

Like our previous property, this has direct river frontage and mooring as well as reception rooms with river views.

Unlike our previous property, this is attached, plus accommodation is over three floors.

James Kilkenny at Ballards said: “Properties such as Little Purbeck are rarely available. Built around 1920 with potential to extend [subject to consents], this unusual riverside property is of a striking architectural design, with the stunning gardens undoubtedly the main feature.

“The manicured lawns lead down to the riverbank which in turn enjoys spectacular views up and down stream.”

For sale with Ballards at a guide price of £2,200,000. Call (01491) 411055 for more information.

READING ROAD, SHIPLAKE

£1,450,000

Further away from the centre of the village, this four—bedroom, two —bathroom (one en suite) house has a good dose of character but has been recently modernised throughout, offering the best of both worlds.

An open—plan living area and pretty south—facing gardens all add to the package.

James Kilkenny at Ballards said: “The spacious open—plan living space with its orangery—style ceiling and a wood—burning stove is the central feature of the house, along with the fantastic refitted kitchen. There is also a detached barn—style garage, approached via the winding drive.”

STATION ROAD, SHIPLAKE

£1,250,000

Seeing as Saffrons is in Station Road, there will be no prizes for guessing what is only a short walk away for commuters.

Like its name, the property is full of summery warmth and character.

With three bedrooms, two/three receptions, one/two bathrooms and lovely gardens totalling half an acre, this could do with a bit of updating inside, but as a house and as a location, it ticks all the boxes.

For sale with Knight Frank at a guide price of £1,250,000. Call (01491) 844900 for more information.

BASKERVILLE LANE

£1,250,000

ON another of Shiplake’s ‘wanted’ roads, Alisa Hame is more modern than some of its counterparts, comprising five bedrooms (the fifth being the master with en suite and dressing room), large reception rooms aplenty, and attractive gardens — to name but a few standout plusses.

Peter Hawley, the new sales manager at Romans, said: “The current owners have given their property an extensive refurbishment, which means there’s a lovely open—plan kitchen/diner.

“The garden is south—facing too, so it allows plenty of natural light into the house. As well as having a double garage and driveway allowing parking for a number of cars, this is a great house for a family.”

For sale with Romans at £865,000. Call (01491) 412888 for more information.

NORTHFIELD AVENUE

£1,150,000

YOU may like messing about when it comes to boats, but this new—build will leave you anything but, seeing as there is pretty much nothing you need to do to it — you can move straight in with no hassle and no, er, messing.

Even the alarm system is ready and waiting. Pippins is one of two in a development in the heart of the village and, as the photos show, it’s pretty wonderful, with quartz work surfaces and integrated Bosch appliances in the kitchen, a limestone fireplace in the sitting room, and a Sonos sound system throughout.

Plus, being new, there’s a 10—year “build zone” guarantee — meaning that if anything does go wrong structurally, owners know the costs will be covered — along with today’s tickbox combo of bifold doors and underfloor heating.

Katie Baldwin, an associate director at Savills, said: “Hamilton Properties has cleverly and successfully combined design and versatile layout to provide a home which is ideal for modern—day family life.”
