WITH the autumn rush in full swing, Richard Maby, lettings expert at Savills in Bell Street, says he has noticed a marked increase in the number of parents registering to rent a property near a decent local school.
He says: "One of the primary reasons tenants are attracted to this area is the variety and quality of school which is available, both in the state and independent sectors.
"As a result, around half of our market is often made up of families looking to spend between £2,500 and £3,500 per month on a three- to four-bedroom family home.
"As has often been the case in the past, we anticipate this autumn to be one of our busiest times in terms of applicants registering, many of whom want to be fully settled before the onset of the festive season.
"For landlords, this time of year presents an important opportunity. For those with property already available, price your property sensitively and present it well.
"Tenants are increasingly aware of what is available within their price range and so it tends to be the case that the very best presented and most sensitively priced properties will attract the most demand.
