‘Eye in the sky’ initiative is paying off for Philip Booth

ACCORDING to Rightmove, more than 90 per cent of potential buyers make their first search for a property

ACCORDING to Rightmove, more than 90 per cent of potential buyers make their first search for a property using online property portals.

It is important, therefore, that the information provided to these potential buyers is attractive, interesting and engaging.

High quality photos from ground level are important, but if a buyer can see the property from a different perspective, they can put it into context with the other properties or land surrounding it.

With this in mind, estate agent Philip Booth Esq has been working with Barry Tindall of Henley-based Sky Eye Video and the two are providing aerial view videos to help prospective buyers.

A drone flies over the property, recording the site and the surrounding area — and the resulting video can be added to a property’s sales page.

Mr Booth said: “It won’t suit every property owner, but so far the response to the video of the property I am marketing in Kingwood Common, has been very positive and something I will offer to all my clients.”

The two-minute video for Moss Side Corner — a four-bedroom detached house on Colmore Lane — can be viewed by clicking on “video tour” on the property’s Rightmove page — or on Philip Booth Esq’s Facebook page.

With a guide price of £1,500,000 the film shows what Moss Side Corner’s original, arched front door leads into the entrance hall with original fired earth ceramic tiled floor. Doors lead off to the main reception rooms and a staircase provides access to the galleried landing.

The sitting room offers a triple-aspect living space with double doors leading to the garden. The dining room also features a bay with double doors leading to the garden terrace and a fireplace to match the sitting room.

The kitchen features bespoke ivory painted cabinets, wicker storage, granite worktop and has a substantial dual fuel range cooker inset in to the former fireplace.

An archway leads to the utility room. There are built-in cloakroom cupboards and a downstairs WC. The study/family room features a range of hand-built fitted furniture and has double doors leading to the garden.

From the first floor galleried landing, doors lead off to all the bedrooms and the family bathroom. The large master bedroom comprises a dressing room and en suite bathroom. The master bedroom has a front and rear aspect with outlook over the mature grounds.

The guest bedroom has a rear aspect and en suite shower room and there are two further double bedrooms and a family bathroom.

The house sits centrally in its 0.6-acre plot and there is a large garage. Plans have been made for a loft conversion.
