Talking property... with Brookstones Property Solutions

All the news and views from our local estate agents and property experts. This week, CHRISTINA

All the news and views from our local estate agents and property experts. This week, CHRISTINA SMITH, lettings manager at lettings experts Brookstones Property Solutions, talks about the minefield of compliance and legislation

WHAT is “right to rent”? What are the new Section 21 rules? Smoke/carbon monoxide alarms — how many?

These are all questions I get asked a lot.

Indeed, are the majority of landlords really aware of the new regulations that have been introduced?

Do they know that they would be responsible when it comes to “right to rent”, not the agent?

Do they really understand it and what it means?

Can they guarantee that their agent does?

At Brookstones we are totally committed to ensuring that our landlords are protected as much as possible.

That means being protected against any action that could be taken against a landlord that could arise from negligence where an agent does not ensure that they are up to date on all legislative issues relating to rentals.

Most landlords rely on their letting agent to carry out the necessary compliance on all these and any new issues relating to compliance rules that the government brings in regarding property lettings.

We are absolutely dedicated to lettings and as such we ensure we are fully up to date and attend numerous seminars and webinars, which in turn allows us to be fully compliant with the latest directives.

As such, we can offer our landlords the comfort of knowing that they are receiving the level of service they should demand from their agent.
