In 2016 there were 22.7 million households and now this has risen to 28 million.

An ageing population is now reflected with the head of the household aged 65 and over and the average household size has fallen from 2.35 people in 2016 to 2.21 now.

No one has a crystal ball to look into the future, but the above predictions come from new research conducted by the Department for Communities and Local Government.

It also predicts that the average household headed up by someone aged 25 to 34 will decrease by 9,000 per year up to 2039.

“This research shows a continuing need for more houses to be built,” says Antony Gibson, sales director at Romans.

“Plus, with a predicted 62 per cent increase in one-person households, there will be a greater demand for apartments and smaller houses.

“So not only do we need more housing, but we need more of the right type of housing. Smaller households also mean there will be less need for big furniture and people will be looking for more versatile fittings.”

Michael Cook, managing director of Romans lettings, adds: “For landlords, identifying the future requirements from tenants and buyers is worth considering if you plan on growing your portfolio and you’re focused on a long-term capital growth.”

Even the king of flat-pack furniture, Ikea’s latest 2017 catalogue shows evidence of changing times, with tables for one, compact kitchens with all the basic tools, and even a twin bed frame and sideboard which operates as a room divider.

Antony adds: “Smaller households simply don’t have space for big furniture, and people are becoming savvier with what furniture they buy.

“For example, more people are investing in sofabeds instead of just a sofa, and due to the digital age you don’t need to waste space storing objects like CDs and DVDs any more.”
