THE Bothy is a three-bedroom period cottage situated within grounds of 1.6 acres, in a hamlet in Rectory Road, on the edge of Streatley.
Entered via an open thatched porch and entrance hall, there is a 7m open-plan kitchen/breakfast room, sitting room, cloakroom, study and garden room.
The main bedroom has an en suite bathroom, with two further bedroom suites.
Also within the property’s grounds are a detached, thatched studio, workshop and double garage, in all extending to 2,475 sq ft.
It shares a private driveway with four neighbouring homes, all forming part of the former Warren Farm.
Owner, Tina Nightingale, 66, says: “We moved in in 2001. It’s a lovely little hamlet and the people here are really lovely. I mean we don’t invade each other’s houses but we’re very supportive of one another.
“We’ve all had children growing up here, so it’s been just super in terms of having the kids outside and playing and so on.
“When we moved in, we had two teenage boys. The house itself was perfect because they had their own bedrooms with their own en suites and their own access to the outdoors.
“The bedrooms have both got French doors out on to the garden, so they were sort of free to come and go as they pleased, which was just ideal.
“Then, after we’d been here for a couple of years, we had our third son and so it’s been his family home.
“So, I just feel like we’ve been here forever. It’s been absolutely wonderful because we’ve had so many family gatherings, so many parties and the place has always been filled with fun and laughter really.”
The family, Tina, husband Max and their three sons, have made some changes to the house.
“When we originally moved in, the kitchen was very tiny, it was a galley-sized kitchen and we had a breakfast bar that opened out to the lounge.
“The kitchen is a very high-quality German make, Häcker Systemat, and all the appliances are Neff, the range is a Smeg range. It’s all been done to top spec really.
“We extended that and that living space has transformed the place. So it’s a very open-plan kitchen diner with doors that open out on to the garden, which means we’ve got very much an indoor-outdoor lifestyle.
“In the spring and summer, the doors are open all the time, weather permitting of course, but there’s a lovely feel about the place. I work from home so there’s somebody here pretty much 24/7. It feels like you’re on holiday almost. It might sound a bit crazy, but it really is a very low-stress atmosphere.”
There is scope for flexible living at the property.
“We’ve got a double garage, we’ve got a couple of outhouses, so the summerhouse which is behind the kitchen, that is a lovely big space and my husband has used it as a workshop in the past. It’s kitted out as an outdoor office and we’ve got a sofabed in there now so you can use it as an occasional guest bedroom. The views from there are just stunning.
“We’ve got 1.6 acres, so from that little office, you can see right across to the cherry trees that we planted in one of the paddocks and it’s just beautiful.
“The other outhouse, we use it for storage of lawnmowers and bikes and so on but it’s a massive building. You could easily transform that into a gym or a workshop or whatever, there’s so much space in there, it’s got a lot of potential.”
There is plenty of space where Tina’s grandchildren roam around, she says.
“We’ve got an old apple tree in the garden which they absolutely love climbing and they absolutely adore coming here. They just absolutely love running around, looking for wildlife. We’ve got squirrels and deer and cows and pigs and everything over here, so it’s very exciting for them, they love it.
“We’ve just got to the point now where we’re looking to downsize. We don’t want to move too far away.”
