Finding a temporary home when you’ve been flooded
AS the Thames Valley suffers some of the worst storms for decades and braces itself for more severe weather, Richard Maby, head of Henley residential lettings for Savills, provides some advice for those who may find themselves in the unfortunate situation of needing to find temporary accommodation.

“Firstly, establish the extent of cover your policy provides (storm damage is covered as standard in most home insurance policies) and find out how your insurers want you to proceed. It is incredibly important to take your lead from them as they may not pay out if you stray from their advice. Most will have 24-hour emergency helplines which can provide advice on the next steps.

“Useful questions to ask include whether the policy includes a budget for temporary furnishing (some policies do), and whether the policy covers the cost of an agent’s administrative charges. Who will be responsible for paying for the tenancy agreement, references and so forth? Will the insurance company be handling everything, or do they expect you to? Who will be paying the deposit?

“You may think it will take some time, but provided the right checks are in place and the property you are looking to move into is vacant and ready for occupation, an agent should be able to facilitate a prompt move — often in a matter of just a day or two.

“For home owners looking for temporary accommodation, try to find a property no more than a few miles away. While works are being undertaken on your home, you will want to monitor progress and this is a lot easier from a mile or two away rather than 10 miles away or more. Most tenancy agreements are usually for not less than six months, but some landlords are flexible and shorter terms can be negotiated.
