Chalet in secluded setting ripe for renovation by family

BROADPLAT is a detached chalet bungalow, overlooking the fields in Rotherfield Greys.

Jackie Pooley has lived in the property since 1994 and she and her family have carried out many renovations over the years.

It has four double bedrooms, with potential to convert one room into a fifth and to further modernise.

“It’s all in pretty good nick,” she says. “We built on the conservatory and the drive was done, the roof and guttering have been done.

“It’s got a fun, happy feeling to this place. It’s just a few miles out of Henley. It’s quite close to the marinas and we’ve had boats on the Thames.

“We overlook a National Trust property and at the moment there are sheep in the field, so it’s very nice to hear them in the morning when you wake up.”

Inside, an entrance hall leads through some French doors into a large sitting room with garden views. It has a wooden mantelpiece and fireplace with chimney, currently fronted by an electric fire. The room has sliding doors which open on to the patio and garden.

There is an office with a bay window to the front, which could be converted into a family room or a fifth double bedroom. The dining room has fitted cabinets and exposed brick, with French doors leading to the conservatory, with its tiled floor, electric radiator and further French doors out to the garden.

An archway leads from the dining room into the kitchen, with Shaker-style wall and base units, tiled splashback, wood-effect worktop, tiled floor and a door to the garden.

There is an integrated Rangemaster electric hob with extractor fan over, AEG double oven and Belfast sink and spaces for a washing machine, dishwasher and fridge/freezer. The heating oil boiler is at the rear of the kitchen.

The principal double bedroom has a bay window to the front and fitted cupboards, with an en suite shower room.

There is another double bedroom with a bay window overlooking the front garden, with mirrored wardrobes. The family bathroom features a panel-enclosed bath with shower over, heated towel rail, wash handbasin and tiled floor.

An understairs cupboard provides storage. There is a carpeted staircase leading to two further double bedrooms, one of which has a large balcony. One carpeted bedroom has dormer windows with views to front and back and eaves storage, which contains a new hot water tank.

A further bedroom is open under the eaves, with sliding doors to a large flat roof balcony with railing, overlooking the private rear garden. It has dormer windows to the front and houses a small cupboard.

Outside, the property sits in a rural plot of approximately quarter of an acre and is reached via a block-paved driveway and path to the front door. The lawned front garden has a magnolia tree and a mature wisteria.

A gated fence leads to the triangular rear garden which has mature shrubs and trees and a patio terrace to the rear of the property.

The detached double garage has power and light and is adjacent to the driveway, with off-road parking for several cars. Greys Court and Badgemore Park are a short walk away and Henley is about two miles away.

Jackie says: “The woods are just up the road and people come along and walk their dogs up there. I’m going somewhere smaller, near Henley.

“It’s a family home, it’s been lovely living here. I hate to move but I’ve got my sensible hat on.” There is a train service from Henley to London Paddington via Twyford in about three quarters of an hour and there is easy access to the M4 and M40. Central London is about 35 miles away and Heathrow Airport is
25 miles away.

l Broadplat has a guide price of £1,000,000 freehold. For more information and to arrange a viewing, call Philip Booth Esq on (01491) 876544.
