Riverside properties well worth splashing out for

WHETHER it’s the appeal of a whole hidden other world beneath, escape from the everyday, or

WHETHER it’s the appeal of a whole hidden other world beneath, escape from the everyday, or the association of rejuvenation and healing, there is something enduringly appealing about living close to water.

Despite estate agents universally beginning to accept a slowdown at the lower end of the prime market, mainly due to the new stamp duty system that came into effect last November, figures show that water-based property still commands a premium compared with its landlocked counterparts.

According to agents Knight Frank, by the end of 2014 houses situated by the water were worth an average of 64 per cent more. As if to prove this point, the Henley branch is positioned right on the river at Thames Side, by Henley Bridge.

In addition to all the regular reasons one might buy a riverside property, choose one close to Henley and you’ll have even more reason to celebrate.

“I’ve never laughed so much or felt so happy as I have here,” said local resident Anne Jones, who owns a three-bedroom bungalow on the river island of Rod Eyot, near the Mill Meadows recreation area.

Like most locals with moorings, Anne is a regular to taking the regatta boat trail.

“My house, Monaco, has a 180 degree view right down to St Mary’s Church, and you can see everything - you feel like the king or queen of the castle!

“It’s a great place to party, too, sipping your Pimm’s on an elegant seat or dancing and singing to the music of a passing boat.”

Talking of which, this week’s Henley Festival (ending on Sunday) affords another opportunity to hear great music on the river. This year it’s jazz vocalist Gregory Porter, Eighties legend Lionel Richie and pop princess Jessie J, among many others, on the floating stage.

You can launch yourself from one of these fresh-water property pearls and get to witness each evening’s firework spectacular on a “floating stage” of your own.

STANDARD Property has previously written about this stunning piece of real estate, but with such a great location, just upstream from Henley in the village of Shiplake, it would be simply remiss not to mention it again.

Great thought has gone into the layout of this amazing house, with all principal rooms overlooking the water and most having access to outside decking or a balcony.

The wet boathouse has space for a 30ft launch plus one other boat, and there is riverside mooring for three further boats as well as a landing stage.

For sale with Ballards at a guide price of £6,500,000. Call (01491) 411055 for more information.

The Riverstation, Wargrave

UPSTREAM from Henley, in Wargrave, this hi-spec property has it all, including gated parking, a double garage, a split-level sun deck and an 80ft mooring.

A raised position means you can see straight down the Thames, with the majority of rooms having excellent views. Accommodation is over two floors, and there are yummy extras such as independently controlled under-floor heating for each room.

For sale with Knight Frank at a guide price of £1,950,000. Call (01491) 844900 for more information.

Ballihoo, Caversham

EVEN further upstream from Henley in Caversham, Standard Property has unearthed this gorgeous gem, which I have chosen because of its uniqueness, and because with a name like Ballihoo, it just begs a peek!

Highlights are the wonderful open-plan living area and large balconies overlooking the river.

There’s also a gym, a wine cellar, a sports pitch, a pool, a two-sided woodburning stove and, of course, the dock, which is directly under the house.

For sale with Knight Frank at a guide price of £2,250,000. Call (01491) 844900 for more information.

Reve House, Caversham

WE’RE still in Caversham, and if you like the New England style, Reve House will be very much up your stream.

Super-hi spec and in the same vein as Ballihoo, this is a light and airy house over three floors.

“The magnificent drawing room is a focal point of the ground floor and benefits from an open fireplace, oak floor, and a cinema system with a retractable projector, ideal for entertaining,” said Peter Hawley, sales manager at the Caversham branch of Romans, which is marketing the property.

For sale with Romans at a guide price of £3,500,000. Call 0118 946 5200 for more information.

Thatched Cottage,  Mill End

OUR next property is downstream in the tiny hamlet of Mill End, and offers something quite unique.

Thatched Cottage (it certainly has thatch, but that’s no cottage!) is a beautifully appointed character house from circa 1897, with approximately 98ft of prime River Thames frontage with mooring.

Part-Victorian Gothic, part-cottage, part-castle, these blend together beautifully, and have been recently restored and upgraded. The house nestles in a secluded and picturesque spot overlooking part of the Hambleden Manor Estate, and bonuses come in the form of a separate coach house/annexe; planning permission to extend to 6,580 square feet / 611 square metres; and the piece de resistance â?? a four-oven Aga. (What can I say, I like a good kitchen.)

For sale with Savills at a guide price of £3,450,000. Call (01491) 843001 for more information.

Millstream, Henley

IF you like a bit of history with your river property, Millstream ticks the boxes and then some.

Positioned at Henley’s iconic Marsh Lock, and originally the Winch House to the Flash Lock on the Thames, this has been remodelled several times.

The majority of rooms open onto a terrace or balcony, and some overlook the weir pool. You also get beautiful mature gardens with approximately 157 feet of prime Thames frontage, including a dry boathouse, a wet boathouse, and a hard tennis court.

For sale with Savills at a guide price of £3,450,000. Call (01491) 843001 for more information.

[matt, can you put a coloured box around these Rod Eyot ones please - ie, group them together. thanks]

Henley’s ROD EYOT island â?? a boat-lovers’ oasis in the middle of the Thames

Syringa, Rod Eyot

THIS four-bedroom chalet with extensive mooring comes with four parking spaces on Wargrave Road (the A321) along with a jetty mooring for a dinghy.

Granville Residential in Marlow, which is marketing Syringa, said there may even be an opportunity for redevelopment/remodelling of the property.

Sales manager James Clifton said: “Syringa offers a private riverside retreat moments from the world-renowned Henley Royal Regatta course. With approximately 180ft of mooring it offers a wealth of opportunity for any boat owner or enthusiast with the privacy and tranquility of an island lifestyle.”

For sale with Granville Residential at a guide price of £995,000. Call (01628) 481381 for more informaiton.

Monaco, Rod Eyot

THREE/four-bedroom Monaco has a garden to die for and extensive moorings on both sides of the island.

Vendor Anne Jones says she even lets some of the moorings for a useful income.

For sale with Romans at a guide price of £675,000. Call (01491) 526020 for more information.

Island Reach, Rod Eyot

THE two-bedroom Island Reach is brand-spanking new construction-wise, so it stands 6ft above the island’s ground level, which agent Hamptons International, said is higher than the Environment Agency’s 100-year flood risk requirement.

As well as its own 70ft mooring, this comes with a private riverbank parking space on Wargrave Road, and is the best value-for-money option offered here.

For sale with Hamptons International at a guide price of £575,000. Call (01491) 699924 for more information.

NEXT WEEK: As Henley’s Regal cinema once again runs it’s Summer outdoor pop-up screen, Standard Property grabs her popcorn and 3D glasses and heads out to find some gorgeous properties which are the stars of the show.
